Handyman Murdered By Long Time Client?

William Hayden Jeffs, 35, a handyman who worked for Kouri Richins, died in a motorcycle accident on September 30, shortly after revealing to police that Richins had asked him to procure fentanyl and propofol. This request was allegedly made weeks before Eric Richins, Kouri's husband, died from a fentanyl-laced Moscow mule in March 2022.

 Jeffs had provided police with text messages supporting his claim, according to court documents. Following his death, a search warrant was issued for his phone to gather evidence for the case against Richins, who is accused of poisoning her husband after an earlier failed attempt with a breakfast sandwich.

 Kouri Richins, now in custody since her 2023 arrest, has pleaded not guilty to charges including aggravated murder and insurance fraud. Her trial is slated for next April. Despite her claims of an unexpected death, prosecutors allege she had financial and romantic motives for the murder.

An Average Year Of Handyman Jobs. This List Was Killer To Make!

  1. This is a comprehensive inventory of the quantities  of every type of job sent to me by a single property manager at a single property management company for exactly one year.  This does not represent jobs sent to me by other managers at this company or other managers at other companies.

  2. As I go down the list, I’ll provide additional insights into the real life quantities to expect based on my experience with other property managers as well as a few tips and tricks.

  3. This list does not include all of the additional work that I found, sent in estimates for and got approved, only the original requests.  Many of the items that have a low occurrence on this list actually have a high occurrence in reality

  4. Many of the jobs with a low occurrence on this list are only low because I spent a few years catching everything up and/or doing things right.  Most property managers seem to have specific types of work that hasn’t been done at all or hasn’t been done properly on all of their properties.  

  5. Many low skilled jobs on this list may or may not be getting assigned to cheaper handymen and therefore are underrepresented.

  6. The quantities are per-occurrence rather than per work order.

  7. Landscapers do landscaping.

  8. These jobs tend to group together.

  9. I don’t do tile or flooring in general.

Here is the list, in order from most to least frequently occurring. Refer to the video linked above for more detail.

 · 72 Doors – Includes security, screen, exterior entry, exterior french, exterior sliding, exterior closet, interior standard, bifold, and bypass.  Includes, hinges, mounting hardware, doorknobs, deadbolts, floor guides, latches, strike plates, weather stripping, etc…

· 42 Sets Of Blinds Or Curtains Replaced Or Installed Including Vertical

· 38 Light Fixtures – Includes ceiling fans and all other types both interior and exterior.  Many of these are replacement, repair, and/or troubleshooting electrical issues. 

· 26 Patch And Paint – This includes all general patch and paint requests as well as all larger paint requests such as whole kitchen ceilings or anything bigger than some minor touch up.  Get good at paint matching.

· 26 Toilets – Mostly seats, fill valves and flappers, also includes 4 full replacements.

· 25 Smoke Detectors – Including replacement, battery replacement, and troubleshooting. This number should be higher but this property manager tries to save money by leaving smoke detectors out of the work order and may be assigning smoke detectors to another cheaper and less skilled handyman.  You should expect to be doing smoke detectors constantly.

· 21 Drywall Jobs – This does not include general patch and paint but instead reflects specific requests for specific significant repairs including leaks, holes, cracks, and degradation near tubs and showers.  Get good at this, you can become very profitable with speed.

· 19 Switches And Outlets – Most of the time these are either physically broken and require replacement or they are not working and require troubleshooting.  Get good at this, you can charge a premium.

· 19 Leaking Or Dripping Fixtures – Includes bathroom and kitchen dripping faucets, leaking faucets, leaking sinks, leaking drain pipes, and leaking shutoff valves.  Also includes wet downstairs ceilings.  Many more of these were done after sending estimates from our own inspections.

· 15 TP Holders And Towel Bars – Also includes towel rings, towel hooks, and all other fixtures affixed to bathroom walls.  Usually they are loose or missing.  We ALWAYS remove and re-mount these with toggle bolts and firm caulk bedding so over the years they have dwindled.  In the beginning they were 4X more common and mostly had been hacked in the past.

· 14 Garbage Disposals – Includes repair and replacement.  We replaced many of them for a few years and now have fewer repairs to do.  Many handymen just break them free only for them to rust in place or get stuck again.

· 12 Windows – Includes weather stripping, non-functioning locks, and glass replacement.

· 11 Screens – Includes all jobs requiring re-screening or building new screens.  There are way more of these that we did after sending estimates from our own inspections.

· 9 Clogged Plumbing Fixtures – These should be more common but I try to encourage my property managers to send these to plumbers or to other handymen who have more success.

· 9 Caulk And Grout – This includes all requests for caulk or grout but does not even touch the tip of the iceberg in terms of how much of this we actually do.  This PM just doesn’t write it up much unless the tenant complains.

· 7 Sink Bottoms – A Favorite

· 7 Exterior Leaks Into The Home – Through the roof, windows, or doors.  We encourage our PM’s to send these to roofers if they are on the roof but we do a lot of leaky windows.

· 7 Hose Bibbs – This was a backlog at first that now is only low in quantity due to a few years of replacing them.  See video.

· 7 Requests To Remove Stuff – Includes baby gates, baby proofing hardware, shelving, mirrors.

· 6 Exhaust Fans – Also a backlog job.  Usually much higher with other PM’s

· 6 Drawers – Usually drawer faces, get good at rebuilding boxes.  DON’T JUST ADD GLUE AND HARDWARE.

· 5 Pressure Wash – Nearly always garage floors for grease.  Don’t get all fancy with it.

· 5 Microwaves – Usually broken door handles.  These usually break again so we encourage them to replace them.

· 5 Shelving – Almost always closet shelving that has fallen or is not very secure.

· 5 Baseboard And Trim – Another Backlog Job but we also added a lot of diverters and/or curved curtain rods in bathrooms.

· 5 Shower Heads – Not really worth mentioning.

· 4 “MOLD” – Requests to inspect what tenant reports to be mold.  Usually isn’t mold, or if it is then it’s because the tenant needs to clean.  Once it was actual mold on a wooden beam.  

· 4 Gas Fireplace – Always because tenant can’t figure out how it works or can’t find the key.

· 4 Gutters – Almost always rusty and almost always requires replacement.

· 4 Doorbells – We do more of these after the move out request because the PM doesn’t look for them.

· 4 Fencing – Holes and missing planks to be patched up.

· 4 Dryer Flaps – Clogged or broken.  

· 3 Gates – Almost always the latch.  Was a backlog job that we caught up. Also PM doesn’t look for them.

· 3 Thresholds – Seems like this used to be more common.  Usually missing.

· 3 Tile – Usually repair of one broken tile.  Another backlog that we caught up.

· 3 Carpet – Usually the carpet needs to be replaced and we have the PM call a flooring specialist.

· 2 Dishwashers – This number is way low.  Used to be 6+ per year.  Maybe backlog but also maybe appliance repair person.

· 2 Irrigation – We don’t really do irrigation.

· 2 Masonry – Definitely a backlog job for block fencing, otherwise the two per year are from plumbers cutting open block kitchen walls.

· 2 Winterize Pipes – Huge backlog job.  Also this PM doesn’t look for it.

· 2 Fascia Jobs – Used to be almost one every month.  PM doesn’t do a good job of convincing home owners to invest in their property.  Every rental needs fascia work but it gets ignored.  

· 2 Sink Pop Up Stoppers – We do a couple hundred of these per year I bet, but this PM never writes them up.  

· 2 Sink Replacements – Rusted through both times.

· 2 Fridge Water/Ice Makers – Usually needs cleaned, reset, water turned on, button turned on.

· 2 Junk Removal – This PM has landscapers that do all junk removal cheaply.

· 2 Garage Doors – This PM has a garage door specialist.  Usually just bad wheels to be replaced.

· 2 Locked Boxes – We routinely cut off broken key boxes for PM’s.

· 2 Cabinet Water Damages – Always in bathroom, sometimes needs baseboard, sometimes needs new cabinet.

· 2 Bugs – Hornets and wasp nest removal.

· 2 Cabinet Doors – We do lots more of these.  Usually needs new hinges or just tightened hinges.

· 2 Pigeon Spikes – Not a big issue here.

· 2 Countertop Laminate – Always edge laminate coming off.  We apply new laminate or reapply the old laminate.

· 1 Mirror – Replacement

· 1 Bannister Mount – Broken mount replaced.

Others Not Covered Above

· Infinite outlet covers and switch plates, air filters, shower rods, and bulbs.  Too easy to mention or to bother counting.  

· Doorstops are not written up by this PM but you will do thousands of them over the years.  Learn all the types for all of the different situations.
